Dear Sunrise Beach Homeowners,

The Sunrise Beach Club (SBC) Board is working to address several long-standing issues related to the boat ramp facilities. We appreciate your cooperation as we implement changes designed to protect and maintain this shared resource.

Background
In 2025, the SBC incurred more than $14,000 in damages to the boat ramp facilities caused by non–Sunrise Beach members and commercial operators. In addition, ramp keys have been duplicated and distributed to non-members and boat haulers. Please note that our insurance policy prohibits use of SBC facilities by non-residents.

New Access Control System
To regain control and prevent further damage, the SBC Board has installed a magnetic locking system. Under this system: Each SBC resident may select one access method per household: either an ISO Card or the Atrium Mobile APP.

Access Option Instructions for SBC Residents

Each household may select one access method: either an ISO Card or the Atrium Mobile APP. Both options provide the same level of access as a physical key.

Please review the details below before making your selection:

·     Previously, each SBC resident in good standing was issued one key to access the old boat ramp via a key.

·     The selected access method (ISO Card or Atrium Mobile APP) will function in the same manner as that key.

·     Atrium Mobile App: Access will be assigned to one designated individual within the household.

·     ISO Card: The card may be kept at the residence and used as needed, similar to the prior key.

*** Residents should choose the option that best fits their household’s needs.

·     Only Sunrise Beach members in good standing will be able to unlock the boat ramp gate.

·     Access will be granted through an ISO Card or Atrium Mobile Phone APP, uniquely tied to SBC Resident homeowner.

·     Homeowner must provide the following information: first and last name, cell phone number, and email address.

·     A $30 fee applies to new boat ramp applicants. (Someone that moves into Sunrise Beach Club Community).

·     A $30 fee applies to anyone that has never had a key to boat ramp.

·     Old ramp keys do not need to be returned.

·     A $30 fee will be applied if Sunrise Beach Club owners fall into arrears and behind on their yearly dues year after year.

·     There is no charge for the mobile Atrium APP if residents have a key.

·     A $30 fee to homeowners will be applied if administration services are needed to disable & re-enable their account in the Mobile Atrium phone APP.

Commercial Operators

Commercial operators are permitted to launch or remove a member’s boat only when the member is in good standing and physically present at the boat ramp at the time of launch or removal. The members will need to use their Atrium mobile app to access the boat ramp gate.

Commercial operators are required to provide valid proof of insurance prior to performing any work. Residents and commercial operators may submit proof of insurance to: sbcboatramp@gmail.com

Key Transition Timeline

·     As of January 1, 2026, existing ramp keys will no longer open the gate.

·     Members in good standing who have a boat ramp key will not be charged for a new ISO Card or Atrium Phone APP.

Temporary Access Period
To allow time for members to receive an ISO Card or download the Atrium Mobile Phone APP.

·     From now through April 1, the ramp may be accessed by entering 321* on the keypad at the gate.

·     This access code is posted at the gate.

·     During this transition period, the ramp will be accessible to Sunrise Beach Club Residents only.

·     After April 1, the Mag-Lock system will be fully activated, and the keypad code will be disabled.

 

Gate Operation Instructions

·     This is a Manual Gate. Please open the gate slowly and completely before launching or removing your boat.

·     After launching or removing your boat, ensure the gate is closed slowly and fully secured.

·     Do not leave the gate unattended in an open position.

·     All residents are required to scan their Atrium Mobile App to access the gate each time they enter or exit. Please do not hold or leave the gate open for the next vehicle in line.

How to access SBC Boat Ramp (ISO Card or the Atrium Mobile APP)

Atrium Mobile APP – (process)

Members in good standing are eligible for 24/7 access to the boat ramp if you choose the Atrium Mobile APP. Please follow the steps below to activate your access:

1.  You will receive an email from Sunrise Beach Club (sbcboatramp@gmail.com).

2.  The email will include a unique KRYPTO Mobile-PASS Code assigned specifically to you.

3.  Download the Atrium BT APP to your mobile device.

4.  At the boat access gate, open the email and manually enter your KRYPTO Mobile-PASS Code into the Atrium BT APP as instructed.

5.  Once your code has been successfully entered and activated, you will have 24/7 access to the boat ramp gate.

Important Notice:

·     One ISO Card or one Atrium Mobile Phone APP per household may be registered for access.

·     Access activity is monitored by the security system.

·     Any misuse or abuse of the system will result in revoked privileges, full repair cost reimbursement and potential legal action.
